Welcome to Aire Valley Leeds
Aire Valley Leeds is one of the most significant areas of investment opportunity in the Leeds City Region. The area covers 1,300 hectares with over 400 hectares of potential development land strategically located immediately to the south-east of Leeds city centre and bounded by the M1 and M621 motorways. The East Leeds Link Road provides a direct road link from the city centre through Aire Valley Leeds to M1 junction 45. The River Aire and Aire & Calder Navigation canal run through the heart of the area.
Already home to 400 businesses employing around 15,000 people, mainly in the manufacturing, wholesale and distribution sectors, along with more recent office and service employment in business park and waterfront locations. The area also includes existing residential communities with 6,500 residents in the Hunslet, Richmond Hill and city centre fringe areas.

AIRE VALLEY LEEDS - ENTERPRISE ZONE
The Government announced in July the first four areas to benefit from at least £100m of investment in Enterprise Zone tax breaks. A site within Aire Valley Leeds has been approved as one of the successful areas. Under the proposals local authorities will be able to retain and reinvest new business rates, whilst developers occupiers and businesses will be offered various incentives for location and investment in the zones. It is projected that the Aire Valley Enterprise Zone may bring a £550 economic boost and over 9,500 new jobs by 2025.

The East Leeds Link Road is one of the most important infrastructure schemes in the city for many years, linking Aire Valley Leeds to the national motorway network at M1 Jn 45, and providing a new gateway to the city. The Link Road is central to the regeneration of Aire Valley Leeds by opening up key development sites with potential to accommodate approximately 20,000 jobs. The road opened in February 2009.
